BUY-TO-LET DEAL OF THE WEEK: 2 bed house in Fishbourne, £259,000, 4.5% yield

There are currently two two-bedroom houses for sale in Mosse Gardens in Fishbourne. Both were originally an identical size and layout internally and yet this one is cheaper (ok, only by £1,000) BUT it also has a conservatory and a garage - which is a real bonus and worth £50pcm additional rent versus a house without.

Originally marketed in June at £269,950, it was reduced to £264,500 in July and has just been reduced to its current asking price of £259,000. Whilst that still doesn't make it a bargain (I'd like to see it at £250,000 for that to be true) it is decent value compared to what else is available, its rental return and previous sales on the street.

It last sold in 2011 for £191,000, meaning achieving the asking price would see a 36% increase in 9 years. Achieving £975pcm rent would now mean a 4.5% rental return, which is decent for a freehold property in good condition when compared to the local average. Two bed houses though, as I have said many times, are in short supply. As such, I believe you can be relatively sure of a continuously strong rental demand from tenants, as well as long-term capital growth for the property itself.

It seemed appropriate to pick a potential buy-to-let property in Fishbourne, having written about the village in this week's main feature. This two-bedroom house is in Mosse Gardens, which I mentioned in the article was built in the 1980's & 90's.

The house is presented in fair order, but would benefit from some decor and flooring upgrades, whilst the kitchen would also benefit from a modern refit. The bathroom isn't photographed, which suggests it may be in need of replacement too (otherwise why hide it?). 

Interestingly, the house was only bought by the current owner last April (for £240,000) so I wonder what the story is there, as it now seemingly sits empty according to the photos and is available for sale at £249,950 (having recently been reduced from £254,950).

Regardless of the vendors' story, the headline is that Fishbourne is a popular spot for tenants. This two-bedroom house offers two good-sized bedrooms and a reasonable amount of space throughout. It is likely to rent for around £950pcm (once modernised a little), so as to provide a 4.6% rental return based on the asking price.

This good-sized two-bedroom property is in an area of Chichester with a lot of student lets, being relatively close to Chichester's university. Both bedrooms are large doubles, which helps with its desirability and many of these houses use the downstairs dining room as a third bedroom.

It doesn't have to be let to students though to provide a very good return. A similar property is on at £995pcm, but I've scaled this back slightly to a suggestion of £950pcm as this one is in need of some decorative improvements and doesn't come with gas central heating. Even so, with an asking price of £239,950, that conservative rental figure would provide a very decent 4.8% return. It would be well worth installing gas central heating rather than having the electric storage heaters in my opinion, both from a desirability point of view and an environmental one (the EPC is currently an E, so is legal...for now).

At £239,950 it seems reasonably priced for such a well-proportioned house in Chichester. The current owner bought it for £203,000 six years ago, so has seen a decent 18% increase in that time.
