As discussed before, I like Tangmere as a place for investment. A nice place to live in itself, with the recently opened Co-op adding another feather in its cap. It's also sure to benefit from the trickle effect of house price increases in Chichester, as people move slightly out from the city to find better 'bangs for their buck'.
With a guide price of £200,000 (it's a dreaded 'sealed bid' property), it would comfortably achieve £895pcm resulting in a 5.4% yield.
Tangmere's been a bit of an oddity of late, with 3 bedroom houses being a mere £20k-£30k on average more than the 2 bed houses, so again you're getting good value on a square footage basis (£274 per sq ft).
It's in decent condition, not top drawer but certainly passable, keeping half an eye on a new kitchen in a few years time perhaps.
