The day after finishing last week's article for the newspaper, I noticed the unsold house on Chatsworth Road that I mentioned had been reduced by £20,000!
That means this 2 bed mid-terrace on a popular street in Chichester is now priced at £200,000.
It has some rather 'individual' decor inside, so a few coats of a more neutral colour could be in order. But with gas central heating, double glazing, two decent sized bedrooms plus the addition of a conservatory at the back, it has all the makings of a good starter home.
Having previously sold for £167,000 in December 2008 (bang on the bottom of the market), this indicates a near 20% increase in value in 6 years, which suggests there's good potential for future capital growth too.
I think this would rent quickly for around £825pcm, maybe even a little more as tenant demand is strong at the moment and there's not many other 2 bed houses in this price range.
It's also good to know (as per the article) that it should sell easily when you want to exit your investment.
