Buy-to-let deal of the week: 2 bed house in Chichester, £209,995, 4.9% yield

December can be a good time to bag a property bargain. People are busy buying presents and turkeys as opposed to braving the cold weather and high winds in aid of finding a new home. As a result, properties that would normally get snapped up can sit around on the market, providing an opportunity to buy at a good price, as the vendors are happy to sit down to their Christmas dinner safe in the knowledge they have a buyer ready to go in the new year.

2 bed houses on Arundel Park have featured several times as my 'buy-to-let deals of the week'. This is for good reason; having identified houses as a preferred investment option over flats, these starter houses are affordable, rent well and offer a decent yield. There is also good potential for capital growth and they are proven to sell well too should you wish to release capital.

This 2 bed house is on Buckingham Drive, which is a nice part of Arundel Park as it's a little further away from the train line. It's a little smaller than some of the 2 beds I've previously featured, which is particularly noticeable in bedroom 2 not being a double bedroom. Even so, for a young couple using bedroom 2 as a study or baby room, that shouldn't impact on the rentability too much.

With a new boiler to the gas central heating, replacement double glazing, a pretty garden and the bonus of a garage, it should rent quickly at £850pcm, giving you a 4.9% yield based on paying the full asking price of £209,995.
