Buy-to-let deal of the week: 3 bed house in Chichester, £250,000, 4.7% yield

This 3 bedroom house, about 1 mile East of Chichester's city centre, is in a truly immaculate condition throughout.

It looks to have been re-decorated and re-carpeted throughout, with a new kitchen and new upstairs 4-piece bathroom. This means it is ready to rent out and should provide minimal on-going maintenance as it has been modernised inside.

It's good size (2 double bedrooms and a large single), excellent condition and proximity to the city centre means it should rent out quickly for around £975pcm. This would provide a 4.7% yield, based on paying the full asking price of £250,000.

One downside is a lack of gas central heating, although I suppose it saves you the hassle of the gas safety certificate each year! It would've been nice too had they re-configured the downstairs ever so slightly so as to provide a larger kitchen/diner rather than the long narrow kitchen it has now.

A similar property sold in 2010 (bottom of the market) for £185,000, proving this particular street has good potential for capital growth, having seen a 35% increase in that time.
