New Facebook group for landlords and tenants in Chichester

This week I’ve set-up a Facebook group called ‘Chichester property To Let, For Sale and Wanted’. It’s designed for landlords looking to let their properties, homeowners wanting to sell AND for people looking to buy or rent in and around Chichester.

It can also be used for investors looking to build their portfolios.

I plan to discuss in next week’s newspaper article that many landlords are happy to do the work themselves and don’t need to use a letting agency. I respect this group of people and hope this Facebook group will prove to be useful to them, giving them an opportunity to list their properties, complete with photos, free of charge to a growing number of local people.

It also provides an opportunity for tenants looking for a new home to post their requirements, hoping a landlord might have a suitable property available.

As modern society becomes increasingly internet-focused, I have noticed the dwindling success local classified ads in the paper or shop window offer (and the prohibitive cost and level of detail you can include). It’s suggested that Brits spend between 1 and 2 hours a day on social media sites, increasingly doing so on their phones. Today’s tenants (particularly the better quality ones) are using the property portals e.g. Rightmove and social media to look at property, with the added bonus that the Facebook posts will reach them immediately, wherever they are, without them actively having to search the whole market.

It also means I can establish a growing list of waiting tenants so that when my own managed properties become available, I can let them even quicker, reducing my landlords void periods to a minimum. Plus, it’s interesting to see the supply and demand of local property as it happens; of the 5 tenant requests via the Facebook group in the past week, they have all been for 2 or 3 bed houses.
