BUY-TO-LET DEAL OF THE WEEK: 3 bed house in Chichester, £270,000, 4.4% yield

This modern three bedroom mid-terraced house could be a decent long-term buy-to-let.

Situated behind St Richards Hospital, it should rent well to a variety of Hospital workers or families. One of the smaller three bedroom houses on the estate (bedrooms 1 and 2 are smallish doubles and bedroom 3 is positively tiny) it also misses out on having an en-suite, unlike most of the three-bed houses on the estate. 

£1,000pcm should be achievable, which is the lower end of the range for three-beds on this estate and comparable with one already 'To Let'. This would provide a reasonable yield of 4.4% from what is a modern and (hopefully) low-maintenance property.

Having previously sold for £215,950 in June 2009 and with its neighbour selling for £225,000 in March 2012, I can't help but think £270,000 is a bit of a jump in price. It's been on the market for 10 weeks now and yet the price hasn't budged, so for me it would only feel right if some money were negotiated off of the asking price.
