BUY-TO-LET DEAL OF THE WEEK: 3 bed house in Chichester, £239,950, 4.9% yield

This seems to be a very good value three bedroom end-of-terrace house on the Arundel Park estate in Chichester.

There are quite a few two beds on this estate that get rented out for around £895pcm and sell for around £200,000-£220,000. You don't see too many three beds here available to rent. Considering for not much more money than a two bed you could buy this house with the extra bedroom, I think it would prove to be a great family home or investment.

It could do with a new kitchen, which would transform the kitchen/diner at the back of the house. Other than that, it seems to be in a very good condition throughout. It also has the all-important double glazing and gas central heating that most tenants look for to reduce their energy bills.

With the rents of three bed houses in Chichester edging up slightly, and the lack of supply on this particular estate, I would expect this to achieve around £975pcm; providing a solid 4.9% rental yield.
