BUY-TO-LET DEAL OF THE WEEK: 3 bed house in Tangmere, £250,000, 4.8% yield

This three-bed semi-detached house in Tangmere offers a great investment opportunity.

Unfortunately it is the dreaded 'sealed bids' sale format, but with a guide price of £250,000 it is some £25,000 cheaper than a similar (but smaller) nearby property.

The listing suggests it requires some modernisation but from the few pictures the agent has bothered to take it looks like the kitchen is ok and there is decent double glazing and gas central heating throughout. All three bedrooms are of a good size and the master has the benefit of an en-suite shower-room. 

It is in a nice part of Tangmere, an area which is already growing in popularity (and house prices) and an area I have cited before as potentially offering a good mix of rental return and future capital growth.

Once modernised (offering scope to add value) it would be a good-sized family home in a popular area and I think could rent for around £1,000pcm, generating a 4.8% yield based on the guide price.
