BUY-TO-LET DEAL OF THE WEEK: 3 bed house in Chichester, £240,000, 4.9% yield

Hot on the heels of last week's two bedroom house on St James Road is this three bedroom house on St James Road in Chichester, to the East of the city centre.

It has just been released and is available for £240,000, making it the second cheapest three bedroom house currently available to buy in Chichester. It has a good sized driveway for off-road parking, double glazing and gas central heating.

Again, it should appeal to young families who wish to be close to both the city centre and the local school. Assuming it rents for around £975pcm, it would achieve a 4.9% yield.

Having previously sold for £201,000 in October 2008, this particular house has seen a decent rise of 19.4% since then. Looking even further back, it was bought for £51,478 in November 2002, meaning the previous owner made a cool £149,522 (290%) in six years!

One point of interest is to how cluttered the house is! Some may think nothing of that, but I think it will have a detrimental effect in regards to its initial appeal and the 'feel good' factor it receives when people view it. That oversight could be enough for it to stick around on the market whereas a three bed house of this size, condition and price should sell straight away. If that's the case it might be an opportunity to bag a bargain.
