BUY-TO-LET DEAL OF THE WEEK: 3 bed house in Fishbourne, £299,950 4.4% yield

Last week's article "Focus on Fishbourne" showed why I like Fishbourne as an area for investment into buy-to-let.

This three bed house is modern (about four years old) and immaculately presented inside. It has a beautiful kitchen and spacious lounge with a veranda built onto the rear of the property.

The house benefits from double glazing, gas central heating as well as an en-suite to the master bedroom and a full-height shower in the family bathroom. It also has the bonus of a garage.

The only downside to the property is the size of bedroom two and three. I've just let a property in Fishbourne with an identical floorplan upstairs and one issue that kept coming up for prospective tenants was the size of the bedrooms. Many three bed homes have two decent size rooms and a box room. Whilst this house doesn't have a box room, it has sacrificed the size of bedroom two to avoid this, leaving both bedroom two and three as single bedrooms.

It's great condition and the bonus of that garage (some other properties nearby lack this or have just a carport so there isn't actually the storage space you get with a garage) should result in an achievable rent of £1,150pcm. This would produce a solid 4.6% yield from a modern freehold property that you hope would suffer from less maintenance than an older property. Meanwhile it has demonstrated decent capital growth potential having risen 13.2% in value in the four years since it was built.
