This well-presented 3 bed mid-terrace house in Chichester has just come up for sale. I let and manage a property in the same street, so I know it well. It's not the most desirable area of Chichester admittedly, but that is reflected in a lower-than-average rental figure, so it appeals to families on a budget.

I would expect this house to let for £900pcm, meaning it would achieve a 4.2% yield based on paying the full asking price of £259,950.

The asking price seems a little high for my liking, based on that yield and the fact a 4-bed end-terrace has just sold around the corner at the same price!

One fact that stands out is the incredible capital growth the property has seen since the current owner paid just £32,940 for it in March 1999. Further proof that investment in property historically provides sensational returns in the long-term.
