This three bedroom semi-detached house is in Tangmere; an area I often suggest offers good value for money and a nice mix between decent rental yields and potential for capital growth.

With three good sized bedrooms, a kitchen-diner and a separate lounge it really seems to offer a lot for the £250,000 price tag and should easily achieve £950pcm, providing a rental yield of 4.6%. It previously sold for £175,000 in May 2002, so the 42% increase in 13.5 years is relatively modest in my opinion, suggesting it still has room to increase.
