I
asked the audience at my recent property talk in Chichester which street they thought
was the most expensive in the city. Whilst they correctly named a few of the
top five, no one guessed that the most expensive street in Chichester (by
average property value) was Pine Grove.
This
is a recent change, whereby Pine Grove has dethroned North Pallant (which has
dropped to third place) from the top spot of the most expensive streets in the
PO19 postcode area. Each of Pine Grove’s 32 homes now have an average value of
£997,242, which is nearly three times more expensive than the average property
value in Chichester (£361,041).
Brandy
Hole Lane has jumped into second spot, with each of its 42 properties having an
average value of £972,551. This would give the whole street a combined value of
nearly £41million; something of a bargain when you consider that might get you
just one property in London’s Mayfair!
North
Pallant has dropped from top of the table to third spot, even though average
property values in the street have increased to £971,144.
West
Broyle Drive remains in fourth spot, with an average value of £919,016 whilst
Mill Lane has snatched fifth place from St. Johns Street, with an average value
of £885,043.
Compare
these figures to the cheapest street in Chichester (Lennox Road at £148,897 per
property) and you can see there is quite a difference in fortunes within our
reasonably small city.
The
top five most expensive streets in Chichester (average property value) are:

Pine Grove (£997,242)
2.
Brandy Hole Lane (£972,551)
3.
North Pallant (£971,144)
4.
West Broyle Drive (£919,016)
5.
Mill Lane (£885,043)
There’s
another battle going on in Chichester between Pine Grove and North Pallant;
this time for bragging rights over the most expensive property currently on the
market.
North
Pallant still holds that honour (just) with the same 5,591 square foot Grade II
listed townhouse that has been on the market since March - priced at a cool
£2million.
Just
last month Pine Grove offered up its own premium-priced property, in the form
of a seven bedroom detached house (5,131 square feet) set in seven acres - a
snip at £1.95million.
Neither
property can quite match the most expensive residential property I found to
have ever sold in Chichester. This was a six-bedroom Grade II listed townhouse located
on North Pallant. It sold in November 2013 for £2,185,000 and is estimated to
be worth in excess of £2.6million today.
