This week's buy-to-let deal is a Christmas cracker! It is beautifully presented...flawless in fact! It's a three bedroom mid-terrace house and would appeal to families, aided by two good sized double bedrooms and a smaller single.

Downstairs there is a modern kitchen come dining space and open plan lounge - open plan being popular amongst many families. It also has a good sized (South-facing) garden, a garage, gas central heating and double glazing.

There really is nothing to do to the house before moving tenants in and I think £995pcm is a realistic figure for such a well-presented home, even if it is in one of the less-popular parts of Chichester.

There have been five similar properties sell in Grove Park in 2016, with prices varying between £220,000 and £245,000. On that basis, with an asking price of £260,000, you could argue this house is overpriced, smashing the ceiling price on the street by some £15,000. If it weren't for the immaculate condition of the property I might be inclined to agree, but delving into the others that sold they all needed work doing to them (and money spending on them).
