This is the first time I've ventured to Hunston for my buy-to-let deal of the week. It isn't the first place that springs to mind locally when looking for investment property, evident by the fact there are no rental properties currently available in Hunston! But, for a change of scenery this three bedroom detached house could be worth a look.
It is a large double-fronted property, with two double bedrooms and a smaller single bedroom. It has a large driveway and attached garage and is reasonably modern - with the creature comforts you'd expect from a contemporary home (gas central heating, double glazing, a kitchen/diner, downstairs cloakroom and en-suite shower room).
Priced at £355,000, I feel it's a little bit toppy, so would hope to get that price down a little. This would be particularly important when you consider at the top-end of my estimate it would rent for £1,200pcm - which would only just get you over the 4% mark in terms of rental yield.
But whilst you lose a little in income, I think this well-presented property could make it up in capital growth. The stunning potential return is evident as the current owners paid just £155,950 in September 2001, meaning they've seen an increase of 128% in fifteen and a half years.
