New to the market this week is a beautifully presented two bedroom semi-detached house in Chichester, just to the East of the city.
It is possibly more geared towards an owner occupier than an out and out buy-to-let investor, such is it's 'cottagey' charm inside. Because it is so well presented it is also priced accordingly - at £265,000 - so for the price bracket the 4.3% yield from an expected rent of £950pcm is ok, but not great.
I've written before about there being a lack of two bedroom houses in Chichester and how, as a result, they are likely to become a sought after commodity. This house fits neatly into that prediction, as it sold just two years ago for £230,000, meaning it has seen an impressive 15% increase to today's price. In that time the owners haven't had do too much to improve it as it already had double glazing, gas central heating and a modern kitchen and bathroom. Fortunately they did tone down the rather funky decor that used to exist, so it is now fresh and ready to move straight into.
Overall the house has good size rooms and much more space than you would normally get in a two bedroom house...probably because it used to be a three bedroom house! I think it works well as a larger two bedroom house rather than trying to revert it to a small three bedder and I believe the long-term capital growth should continue to prove this particular property in Chichester to be a good buy-to-let investment.
