The first property auction catalogues of the year have been released and this four bedroom house in Chichester caught my attention.
It's actually a three bedroom house in the conventional sense, having three bedrooms upstairs, but a rear extension has meant one of the front rooms can become a (good-sized) fourth bedroom, whilst still providing very good space downstairs.
Whilst it's new to the market for the upcoming auction next month, it's actually been on the market since March 2017 with Purplebricks, priced at £325,000 - strangely it's showing on Rightmove as 'sold'. That means with a guide price of £275,000, there could be a decent deal in store, depending on how the bidding goes.
A bit of decoration would help lift the inside, but otherwise it's pretty much ready to rent in the sense that the kitchen and bathroom are both relatively modern and it already has double glazing and gas central heating. It's proximity close to town and the bonus of having a garage to the rear should see it renting for between £1,100pcm-£1,200pcm. Even at lower of those two figures it would achieve a very decent 4.8% yield, based on getting it at the guide price (which admittedly isn't the norm at auctions).
