Buy-to-let deal of the week: 3 bed house in Chichester, £245,000, 4.9% yield

I spotted this 3 bed house a few months ago when it first came on to the market at £275,000. It has now been reduced to a far more appealing £245,000 (taking it under the 3% stamp duty threshold), which I think could be a good buy.

It is close to the town centre but benefits from a large garden and plentiful on-street (permit) parking. It is modern inside, neutrally decorated throughout with a modern kitchen and bathroom.

Whilst it has a downstairs bathroom (as many of the city centre properties do), it has had an en-suite added to the master bedroom, which would help its desirability.

It also has the modern additions of gas central heating and double glazing whilst retaining some original features, such as stripped flooring and a cast iron fireplace.

As a result of all this, it is ready to rent out straight away for around £995 per month, which would generate a yield of 4.9%.
