New to the market this week is a keenly priced three bedroom house on Windsor Road in the Arundel Park development in Chichester. I say keenly priced because it is amongst the cheapest three bedroom houses in Chichester and at £250,000 its price tag is only slightly more than nearby two-bedroom houses have been selling for recently (£220,000-£240,000).
I think the marketing is pretty weak - the photos aren't great and there's no floorplan, which will probably lower the number of enquiries it receives and thus give you a chance to get it at a decent price.
If you do, you may find it would benefit from a light refurbishment so it can achieve its potential rent of around £1,000pcm. This would provide a decent 4.8% yield from a property that is some £80,000 cheaper than a very similar (albeit a bit larger and detached) house on the same street.
It last sold 10 years ago for £195,000 so has increased 28% in the past decade, which is slightly stronger than the 24% average seen throughout Chichester.
It contains a slight contradiction in the details as 'the owner says' he's in no rush to sell...but it's perfect for someone looking for a fast sale...
