Long-term readers of the Chichester Property News will know I like two-bed houses and I like Westhampnett. Here is a two-bed house in Westhampnett....what's not to like?!?
Not much really - this modern house has two double bedrooms, one of which has an en-suite shower room, a good-sized lounge leading on to a private garden, gas central heating and double glazing with parking to the front (albeit only for one car). If I were being picky, the kitchen is a little compact compared to the more popular kitchen/diner arrangement, which could put off some tenants, but it is beautifully fitted - as is the rest of the house - being only four and a half years old.
One thing to consider is that the price has increased 34% in that time, which is quite a lot, particularly when you consider there are a couple of three bed houses nearby that have struggled to sell with their £305,000 price tag. This is symptomatic of the lack of supply and enduring demand for two bed houses in and around Chichester however, which have seen price increases above other types of property. With a potential rent of £1,000pcm, even paying the full asking price would see a gross yield of 4.4%; although do bear in mind that being built on Goodwood land this house is in fact 'leasehold' and as such suffers from a ground rent and service charge.
