New to the market this week is this 3 bed house in Charles Avenue, on at £225,000.

It is a spacious end of terrace property, with a large living space downstairs and the addition of a conservatory. Upstairs it has 1 good sized double and 2 smaller doubles, which might impact on it's ability to house sharers.

Most likely to appeal to a family, I think it would rent for around £900pcm, giving it a healthy 4.8% yield.

It was last sold in May 2006 for £182,500 meaning it has increased an impressive 23%, even though it was bought not long before the 2007-2008 peak that has only recently been overtaken.

It would benefit from a new kitchen and some general modernisation, but importantly the expensive job of double glazing and gas central heating have already been done.
